Yes, if a tenant damages a property and you require insurance to cover it, they may ask you to show them how you vetted the tenant. Ie what background checks you did, including credit check. At HDPM we do this thoroughly for every tenant and have the information readily available to send on to insurance companies.

Regular property inspections are formally notified, scheduled and completed, and the inspection reports with photographs are sent to you. The Inspection Schedule complies with current insurance industry standards. We will give maintenance advice to best protect your investment.

Yes, of course, let us know who you would like to use, or even if its yourself. We put an alert in our system to make sure we know which trades you would like to sort, and who you would like to use.

All rents are checked daily, and picked up ASAP. The tenant is notified of their arrears by text and email and asked to resolve it (it is often a simple mistake). If rent arrears are not addressed, the tenant is issued with a 14 day notice and a mediation meeting is requested.

The aim is always to avoid getting to the point of going to the tenancy tribunal. Vetting tenants initially and keeping ontop of rent arrears when they do happen, is the key to this scenario not escalating.

We are only here to look after you investment. We do not have ulterior motives of selling your property. We are not allied to any real estate interests, so are focussed solely and exclusively on the management of your investment.

At HDPM we pay rent at the frequency you request. Ie weekly, fortnightly, twice monthly or monthly. We don’t not tell you that we can only pay you at extended frequencies to lessen the work for ourselves, we pay you when it suits you and your investment strategies.

Yes, tenants are in charge of mowing the lawns and weeding the gardens. Landlords are in charge of pruning and maintain trees. Of course, this is the case unless you have a different arrangement in the tenancy agreement. Ie you may be happy to have the lawns mown for the tenant, as a perk to renting your property out.
